Here are some helpful tips that will help you sell your house quickly, and for top dollar.
The first thing you want to do is get a REALTOR® immediately! They have access to data that will help you accurately price your home. That’s just the beginning of the help an agent can offer. They can get you listed in the MLS (something you can’t do without an agent), which sends your listing out to dozens upon dozens of online sites, as well as to the personal networks of other realtors which generates more foot traffic for showings.
The listing is your home’s first impression. It must be accurate, and it needs to capture attention. Pricing your home right is a make-or-break moment when you put your home on the market. An overpriced home can scare off buyers, not show up in search parameters, and be warned against by buyers’ agents. The first few open houses and showings can let sellers know if a home is overpriced. If you’re not seeing offers, reevaluate with your agent. Remember, most potential buyers have access to the same comparable listings you do, and their agents will be savvy to notice an overpriced home.
Hire a professional photographer and include a virtual tour. A big no-no is listing a home online without having a portfolio of high-quality images ready to post. Buyers are rarely going to remember to check back in for updates on the home when you’re finally ready to post photos. As for the photos themselves, use a professional who specializes in photographing real estate. They’ll know the best angles and how to reduce glare, etc. A good REALTOR® will have one in their network and will offer the service for free.
Before taking the photos, listen to the photographer’s advice for prepping your home. They will give you tips on how to make your home stand out. One of the most important pieces of advice – remove all clutter. Cluttered homes do not show well in photographs or at showings. Clutter impacts the overall staging and appearance of a home. At worst, a messy home will cause potential buyers to wonder about things they can’t see and worry the house is not well-maintained.
Don’t be afraid to check out your competition. Visit open houses in the area. You want to make sure your house presents as well, if not better, than others that are in a similar price range.
You only have one chance to make a good first impression. The outside of your home is the first thing potential buyers are going to see. There are many things you can update to ensure that you have a powerful and lasting first impression.
· Lay down fresh mulch
· Mow the lawn
· Pull weeds
· Trim the shrubs and trees
· Remove overgrown items
· Edge the yard
· Paint or clean the front door to give it a fresh look
· Remove chipping, peeling paint
· Fix sagging gutters or downspouts that are falling apart
· Remove leaves in the gutters
· Pressure wash the house
· Pressure wash the driveway
· For asphalt driveways, reseal and put on an extra black topcoat

Give your buyers a neutral canvas to look at so they can picture themselves in the house. You do not always need to hire a professional home-stager to pull this off. Often, with de-cluttering and some furniture rearranging, you can stage your home with what you already have. Here are a few more little things you can do that will have a big impact on your showing.
· Lots of light! Replace your bulbs with LED lights – this will give the effect of higher watt bulbs
· Pull back curtains, raise the shades and open windows
· Leave the house or at least be scarce (the buyers will feel more comfortable to look around and talk to their agent honestly about their thoughts on the house)
· Take your pets with you. You don’t want buyers to have to maneuver around them or be distracted by them
· De-clutter and de-personalize – let your buyer imagine their family there
